How I look at deals

Before I look at a property, I pull the real rent comps and verify the neighborhood data down to the transit access and local zoning.

I focus primarily on multi-unit and multifamily properties. I need to see a clear, verifiable unit mix. I look for deals where the downside is protected. If a deal cannot survive a stress test on exit, like an operational shock or a rate spike, I pass. I am especially interested in value-add and overlooked situations. What matters most is a real opportunity in the DMV with a clear path to value.
